Council Approves New Shopping Centre for Denmark

The Shire of Denmark has approved a development application for a new shopping centre at Lot 50, on the corner of Hardy Street and South Coast Highway, with key conditions to ensure infrastructure, environmental values, and the vibrancy of our Town Centre are protected

 

Endorsed at the September Ordinary Council Meeting, the shopping centre development plan proposes a supermarket, six specialty shops, a liquor store, and associated amenities, covering a total building footprint of 3,058 square metres, and will provide 130 car parking bays, including accessible and trailer/caravan spaces, to accommodate a range of users.

 

Although demand for more retail options is expected to grow significantly over the coming decade, and the Shire’s Local Planning Strategy 2024 identifies Lot 50 as the preferred site for a future supermarket, Shire President Kingsley Gibson said Council’s decision has been directed by extensive community engagement, and the 171 public submissions received during the consultation period.

 

“Our community has raised their concerns about this proposal, and Council has placed a comprehensive set of conditions on this development, based on the feedback from our residents,” Cr Gibson said.

 

One condition of approval is the construction of a new roundabout at the intersection of Ocean Beach Road and South Coast Highway, which is suitably matched to the character of our town and intended to improve traffic flow and safety at one of our busiest intersections.

 

The development will include pedestrian and cycle paths to enhance accessibility, and acoustic treatments will reduce noise impacts on nearby residential areas, such as the Amaroo Retirement Village, thereby better integrating the development into our town.

 

The development also looks to incorporate sustainability measures, including EV-ready infrastructure and bicycle parking, and will be subject to a detailed Sustainability Implementation Plan before construction.

 

Acknowledging concerns raised about the potential impact on the Town Centre’s retail environment, Council also resolved to prioritise the preparation of an Enhancement and Activation Plan to support the continued vitality of our Town Centre.

 

“As we plan for the future, Council is committed to strengthening the heart of our town while supporting new investment,” Cr Gibson said.

 

Construction is expected to commence following final approvals and permitting.
